Improvements To be completed April 2015, a new 124,600± square feet FEDEX GROUND
distribution building. The construction type is steel frame with a metal
standing seam roof and tilt-up concrete exterior. The building has multiple
dock-high and van drive-in truck doors. The building is fully sprinklered.
Lease Leased to FEDEX GROUND PACKAGE SYSTEMS, INC., for 10 years from
May 1, 2015 until April 30, 2025 at the annual net rent of $947,943. FedEx
Ground is a subsidiary of FEDEX CORPORATION (NYSE: FDX), which does
not guarantee the lease. The tenant is responsible for all property real estate
taxes, property insurance, tenant’s liability insurance, and maintenance of
the yard, parking, drive and hard surfaced areas. The landlord is responsible
for maintenance of the structural portions of the building including the
foundation, roof, exterior walls and fl oor slabs. There are two fi ve-year
renewal options; the fi rst with a 10% rental increase and the second with a
5% rental increase.

6,774,000 packages per day in fi scal year 2014.
FEDEX GROUND PACKAGE SYSTEM, INC., the Property’s tenant, is one of
North America’s two largest providers of business-to-business and business-to-
consumer ground small-package delivery service and FedEx Corporation’s second-
largest business segment. FedEx Ground is FedEx Corporation’s most profi table
division. FedEx Ground has a network of more than 500 distribution hubs and local
pickup-and-delivery terminals located throughout the United States and Canada.
The FedEx 2014 annual report (May 31, 2014 yearend) indicates that the FedEx
Ground segment had revenues of $11.617 billion, which was 9.8% above the 2013
level, and operating income of $1.955 billion, which refl ected a 9.3% year over year
increase.
FEDEX CORPORATION (NYSE: FDX), the tenant’s parent, provides customers
and businesses worldwide with the broadest portfolio of transportation, logistics
and e-commerce services. FedEx Corporation does not guarantee the tenant’s
lease obligations.
For the fi scal year ended May 31, 2014, FedEx reported record revenue of $45.567
billion, net income of $2.097 billion and total stockholder’s equity of $15.277
billion.
As of this off ering’s publication, FedEx Corporation had an investment grade S&P
bond rating of “BBB.”

National High Magnetic Field Laboratory at FSUThe National High Magnetic Field Laboratory (NHMFL) is the world’s highest powered
magnet laboratory, located in Tallahassee, Florida. It is property of Florida State University, with
branches in University of Florida and at Los Alamos National Laboratory. NHMFL develops
and researches magnetic fi elds for research in physics, biology, bioengineering, chemistry,
geochemistry, biochemistry. The largest magnet laboratory in the world, it is the only facility
of its kind in the United States, among nine worldwide. The lab is supported by the National
Science Foundation and the state of Florida, and works in collaboration with private industry.
Florida Agriculture and Mechanical University (FAMU)Florida A&M University (FAMU) is part of the State University System of Florida and is
accredited by the Southern Association of Colleges and Schools Commission on Colleges.
FAMU’s main campus comprises 156 buildings spread over 422 acres atop the highest of
Tallahassee’s seven hills. The university also has several satellite campuses including a site in
Orlando where the College of Law is located and sites in Miami, Jacksonville and Tampa for
its pharmacy program.
Florida A&M University enrolls nearly 11,000 students from the United States and more than
70 countries such as India, Egypt, Trinidad, Netherlands, China, Bahamas, Jamaica, and Brazil.
Florida A&M University off ers 54 bachelor’s degrees, 28 master’s degrees, three professional
degrees and 12 doctoral degrees. The three professional degrees include the JD, PharmD, and
the Doctor of Physical Therapy. The 12 doctoral degree programs include 11 Ph.D. degrees
