Business MarketThis Fresenius is strategically located less than a half-mile from North Fulton Hospital, a 202-bed acute-care hospital. North Fulton Hospital was built in 1983 on a 47-acre campus, has over 400 affiliated physicians while employing an additional 900 healthcare professionals, and has a state-designated Level II Adult Trauma Center, one of only three in Metro Atlanta.

According top CoStar, The North Fulton/Forsyth County Submarket lies within Atlanta’s primary path of growth. It is one of the largest office districts in the metro and was also one of the fastest growing until this cycle. But North Fulton has experienced limited construction since 2009, as significant deliveries really just returned in 2017. This submarket does not feature one dominant industry, but it does have a noteworthy number of back-office operations, particularly for companies headquartered in other Atlanta submarkets, and an increasing concentration of high tech tenants. These employers are able to draw from North Fulton's well educated, and high-skilled workforce.

Another big draw for employers is generally more affordable than in the other major submarkets within the Perimeter. (Land is cheaper and structured parking is not as common.) Plus, the cost to buy is also relatively cheap, and many of North Fulton/Forsyth County’s largest tenants own sizable buildings, such as healthcare technology company McKesson, or entire campuses, such as paper-goods manufacturer Kimberly-Clark. The low-cost and back-office nature of the submarket is also reflected in its inventory; it has some of the newest office buildings in the metro, but many of them are not decked-out Class A+ properties. Most of the office inventory is in or near Alpharetta, in low-rise office parks a stone’s throw from GA 400, the submarket’s only major highway.
