SituationSouth Inchmichael is situated about 1.5 miles north of the village of Errol in an accessible and productive arable and livestock farming area.

Errol is a popular village within attractive countryside, which offers a good range of local services including a Post Office, two convenience stores, a butcher, a pharmacy and a recently redeveloped primary school. The road network provides good access to Perth, Dundee and Edinburgh. There are railway stations at Perth and Dundee. Dundee has an airport with services to London Stansted, and Edinburgh Airport is within about an hours drive.

Perth, 11 miles, provides an excellent range of shops and professional services. There are a number of high quality restaurants and good leisure facilities including the Perth Concert Hall, a cinema, swimming pool, ice rink and sports centres. Dundee, 12 miles, also provides all the facilities expected of a major city. Secondary schooling is available in Perth, with private schooling in the area found at Dundee High School, St Leonards, Craigclowan, Kilgraston, Glenalmond and Strathallan.

The recreational opportunities in the area are excellent. There are a number of golf courses around Dundee and Perth, with the championship courses of Rosemount, Gleneagles, St Andrews and Carnoustie all within easy driving distance. Fishing is available on the River Tay and it’s tributaries and there is horse racing at Scone Palace. Perth is a gateway to the Highlands with hill walking and skiing.

Tayside is particularly well served by agricultural merchants and grain merchants and there is a successful local machinery ring which can provide additional farming resources as required.

DescriptionSouth Inchmichael is a productive and well equipped farm extending in total to about 200 acres. The land is split into two blocks, with 157.57 acres surrounding the farmhouse and farm buildings, and 43.22 acres forming a second block of land known as East Leys which is located about a mile to the south.The land, is predominantly classified as Class 3(1) by the James Hutton Institute, with some Class 2, and lies at between 10m and 20m above sea level. The area receives an average annual rainfall of about 27.5” to 30”. Much of the land can be accessed directly from the farm steading, and the remaining fields have excellent access off either the public roads or a hard internal track.

South Inchmichael has been in the same family ownership for in excess of 85 years, and is now run as an arable unit, with some grass produced which is cut for hay or silage. In the past

up to 80 cattle were fattened indoors and in recent years the cattle courts have been let for wintering breeding cattle in order to maintain a supply of dung to go back to the land. The current farming system is based on an arable rotation which typically includes winter wheat, winter oil seed rape, and winter and spring barley, together with ground let each year for peas and seed potatoes.

The farm is being offered for sale as a whole or in two lots as follows:

Lot 1: South InchmichaelSouth Inchmichael Farmhouse is category C listed and is believed to date back to around the 1840s. It is set back from the public road and approached down a private drive. The farmhouse and adjacent steading are centrally located within the ring fenced block of land which forms Lot 1.

AccommodationThe traditional stone and red brick farmhouse was altered and modernised in 1984 to provide comfortable family accommodation with good entertaining space, whilst maintaining the practicalities of a working farmhouse. The accommodation is laid out over two storeys and the internal layout is as shown on the floor plan.

The original front door leads to a hallway. Off the hallway are the sitting room, dining room, and staircase leading to the first floor. Also on the ground floor are the kitchen, office and shower room, all of which are easily accessed from the rear hall and back door. The kitchen, which connects directly through to the dining room and has a door leading into the garden, has been fitted with wooden units, incorporating a built in electric cooker and a stainless steel sink.

On the first floor there are four double bedrooms, a study or single bedroom, a store room and a shower room.

Garden and OutbuildingsThe house and garden area is enclosed by well kept hedges which offer privacy and separation from the farm buildings. A gravelled parking area to the side and rear of the house provides parking and enables easy access to the farm buildings direct from the house. An alternative vehicular access to the farm buildings bypasses the house and garden and is used by all farm traffic. The sheltered garden has a number of mature trees around the perimeter and the enclosed area on the south side of the house is mainly laid down to lawn, with borders, attractive climbing plants and a plum tree.

Farm BuildingsThe modern farm buildings sit within close walking distance of the rear of the farmhouse and comprise: 1. Implement Store – 20m x 6.4m Steel framed lean to with a concrete floor

2. Cattle Courts – 27.4m x 20.7m Raised central feed passage and concrete floors

3. Grain Store– 27.1m x 14.9m Grain walling and concrete floor with an 8 tonne Svegma

batch dryer, elevator and conveyor.

4. Covered silage clamp – 22.8m x 10.9m Galvanised steel shed with open sides and concrete floor

5. Machinery Store – 22.8m x 6.7m Lean to between silage clamp and straw shed with open

sides and a hardcore floor.

Lot 2: Land At East LeysThe land included in Lot 2 forms a block of approximately 43.22 acres of arable ground, split between three fields. Of these, the westernmost field is used for seed potato production on a rotational basis. All three fields are capable of producing good yields of wheat, barley and oilseed rape.

DirectionsLeave Perth on the A90 and travel for about 10 miles towards Dundee. Exit the A90 at the Inchmichael exit, cross back over the A90 and then continue straight on at the roundabout for about 0.5 mile towards Errol and Errol Station. The entrance to South Inchmichael is on the right at the end of the stone embankment on the road side.

Leaving Dundee, travel along the A90 for about 7 miles. Take the slip road at the Inchmichael exit and at the roundabout take the first exit, and then continue as described above.

Ingoing ValuationThe purchaser(s) of South Inchmichael (Lots 1 and 2), in addition to the purchase price, will be obliged to take over and pay for at a valuation to be agreed between two valuers, one acting for each party, or an arbiter appointed by the valuers, or failing agreement as to the appointment by the President, for the time being, of the Royal Institution of Chartered Surveyors (Scottish Branch), the following:1. All cultivations carried out in preparation for the current crop

valued on a labour and machinery basis.

2. All growing crops, on a seeds, labour, lime, fertiliser, sprays and machinery basis with an increment representing the enhanced value of the establishment and age of such crops.

3. All hay, straw, fodder, roots, silage and farmyard manure and other produce at market value.

4. All oils, fuel, fertilisers, sprays, chemicals, seeds and sundry at cost.

Note: If the amount of the valuations has not been agreed on the date fixed for completion, then the purchaser shall pay to the seller such a sum as Savills shall certify on account at the valuation pending agreement. Should the payment not be made within seven days then the interest will become payable on outstanding monies at 5% over Bank of Scotland borrowing rate.

Candle CottageCandle Cottage, which is located adjacent to the public road, mid-way between South Inchmichael Farmhouse and Errol Station, is excluded from the sale but may be available to purchase by separate negotiation. Please contact the selling agents for further information.

Basic Payment SchemeFor the avoidance of doubt there are no Basic Payment entitlements included in the sale. However the entitlements are available to a purchaser by separate negotiation. All of the farm land is registered for IACS purposes. The farm code for South Inchmichael is 692/0021.

Environmental and Historic Designations The farm lies within the Strathmore and Fife Nitrate Vulnerable Zone. South Inchmichael Farmhouse is Category C listed. Crop marks in the area of the field to the north of the farmhouse have been designated as a Scheduled Monument but this does not prevent arable cropping.

DisputesShould any discrepancy arise as to the boundaries or any points arise on the Remarks, Stipulations or Plan or the interpretation of any of them, the question shall be referred to the arbitration of the selling agents whose decision acting as experts, shall be final.
