LocationOur project is located in the South of France. � e project holds 1.250ha, situated in two stunningly beautiful regions, the Midi Pyrenees and the Languedoc Roussillon. � e domain stretches out over two Departments, the Aude and the Ariège and is spread over 6 villages.

History� e term Pays Cathare, French meaning “Cathar Country” is used to highlight the Cathar heritage and history of the region where Catharism was traditionally strongest. � is area is centred around fortresses such as Montségur and Carcassonne; also the French department of the Aude uses the title Pays Cathare in tourist brochures.� ese areas have ruins from the wars against the Cathars which are still visible today. Some criticise the promotion of the identity of Pays Cathare as an exaggeration for tourist purposes. Actually, most of the promoted Cathar castles were not built by Cathars but by local lords and later many of them were rebuilt and extended for strategic purposes.

Aude� e Aude is named after the coastal river running through the department. � e most part of the department is under Mediterranean climate. Landscapes are nevertheless very diverse, from the Mediterreanean Sea to the Pyrenees mountains. Aude o� ers a wide range of outdoor activities in spectacular landscapes: walks under the centenarian trees bordering the famous Canal du Midi, hiking, water sports, cycle touring, mountain bike tours, speleology, and many more. Above all, Aude hosts the biggest and oldest vineyard of France: no need to say that gastronomy is an art in this region, where you’ll be delighted by local recipes and grand wines.

Ariège� e department of Ariège nestles in the central Pyrenees, next to Andorra, its highest peaks visible from Toulouse. It is one of the most unspoiled regions of France, whose inhabitants have held fast to their traditions. � e countryside is wild but easily accessible. Top grade trout streams rush down forested mountainsides into rivers where kayakers paddle. Waymarked walking trails lead to 3.000 metres peaks where isard (chamois), marmots and even bears roam. Cyclists can take in a stage of the Tour de France, mountain bike down tracks or gently pedal in valleys...

Mirepoix� e centre of our project lies in the vicinity of Mirepoix, in the heart of Cathar country. Lying below the heights of the eastern Pyrenees, known as Occitania, among green valleys and rolling forested hills, equally distant from Carcassonne, Foix and Montsegur, the Pays de Mirepoix is an unspoilt region which still remains the gentle way of life of the Mediterranean Midi. Enchanted at � rst by Mirepoix, the beautiful medieval forti� ed town whose charm is centred on its amazing ‘couverts’ (covered walkways), dating back to the 16th century, you will experience one surprise after another upon discovering the surrounding villages (Camon, Vals, Leran...). � e Pays de Mirepoix, put down the nine hundred year old Albigensian crusade, will amaze you with impressive, unique and unforgettable character. It is an ideal base to take time to discover this region steeped in history between the Mediterranean Sea and the Pyrenees.

� e projectWe o� er a once in a lifetime chance to participate in a unique developing project, comprising 1.250ha land of valleys and hills with lush vegetation and to a certain extent boosting long view lines towards the Pyrenees mountains. All of this in a stunningly beautiful, unspoilt region in the South of France!

A project of this size is very rare in France and therefor unique.

How to get there...Our project is easily accessible by all means of transport.

By plane you can chose amongst several airports. � e most important are:� e international airport of Carcassonne, Cathar Country. � ey provide daily � ights from Brussels, Belgium and from several destinations from the UK and Ireland.� e airport of Toulouse, Blagnac. 100km from Mirepoix, 20 destinations in France, 8 � ights to Great Britain, 4 to Germany, 3 to Spain, 2 to Italy, 1 � ight daily to Belgium and � e Netherlands. More than 40 summer charter � ights to Europe, Russia and Canada (Air Transat).

� ere is a very good accessibility by train towards the main SNCF railway stations. � e rapid train stops in Narbonne and Toulouse. From there, express regional trains will bring to your destination.

1 hour from Toulouse: the airport handles over 6,200,000 passengers every year.

30 minutes from Carcassonne: a UNESCO World Heritage Site.

1 hour from the coast-line Narbonne.

1 hour from Andorra: Tax-free shopping and great conditions for snow.

� is is a unique project. Projects of this size are very rare in France. � e domain ‘Le domaine de Castelas’ stretches out over 6 villages. � e size of the domain allows for the development of many activities like a country lodge with hunting grounds, private country estates, holiday park, holiday residences, luxuriuos villas and a golf course.

� e main features of the project.

Crucial aspect of the project: the joint region Languedoc and Midi-Pyrenees wants this part to be developed for medium and upscale tourism. � e project will lead to jobcreation, namely the farm, horse riding, gol� ng, direct job opportunities created by touristic accommodation and the induced jobs by the multi leisure district on the Domaine de Castelas, in Malegoude, Mirepoix, Seignalens en Cazals de Bayles, Saint Gauderic and near areas.

� e touristic economy will begin as soon as tourists, families remaining a few days, will coincide with the local economy. In order to do that, the realisation of the project facilitates trips with accommodation.

Golf course and 150 plotsInbetween the villages of Malegoude, Cazals de Bayles and Mirepoix a beautiful golf course in an amazing landscape with 360° stunning views, can be developed on 250 hectares of land, 2.5 million sq mt. � e golf course will mainly be surrounded by residential real estate (150 plots). Our golf course will be a leader on the market with its green label and all real estate must integrate beautifully in the landscape where nature prevails.18 holes for the ecogolf. Keywords are: integration in the landscape and protection of the species. � e di� erent territories are complementary to each other, as well on the economical part as in what concerns their o� er of leisure.

Development of a golf course and 150 villas.

� e cost of the development of the golf course, infrastructural development, roads, electricity and sewage is € 7.5 million. � e purchase price of the land is 2.5 million sq mt x € 3 per sq mt is € 7.5 million. Sales value of 150 plots of a minimum size of 1000 sq mt / max 2.000 sq mt is € 75.000 per plot. Total sales revenue of 150 plots is 150 x 75.000 Euros is € 11.25 million. Minus the cost of the golf course € 7.5 million and minus the purchasing price of the land 2.5 million sq m x 3 Euros per sq mt is € 7.5 million.
